Real Estate Settlement Processor
Vesta Settlements is seeking an experienced Real Estate Settlement Processor who thrives in a fast-paced environment and takes pride in delivering an exceptional closing experience for clients. This role requires extreme attention to detail, strong organizational skills, polished communication, and the ability to confidently manage multiple files and deadlines simultaneously.

The Settlement Processor plays a critical role in making that happen by ensuring each file moves smoothly from contract to closing while maintaining clear communication with all parties involved in the transaction.

Key Responsibilities
Responsibilities include, but are not limited to:
• Manage real estate transaction files from contract receipt through post-closing preparation
• Prepare Closing Disclosures and/or Settlement Statements
• Review and balance closing files for accuracy and compliance
• Coordinate with lenders, real estate agents, attorneys, and clients to ensure all documentation is complete and deadlines are met
• Review payoffs, HOA information, surveys, and other transaction-related documentation
• Communicate regularly with all stakeholders to provide status updates and resolve issues proactively
• Ensure files meet regulatory and lender requirements
• Prepare closing packages
• Answer client and agent questions throughout the transaction while providing a high level of service
• Intelligently explain chain of title discrepancies to all parties involved
• Resolve chain of title discrepancies prior to closing
• Maintain organized digital files and ensure proper documentation is in the settlement system
• Assist settlement agents and attorneys with closing preparation
• Schedule closings: in-office, mobile Notary, Remote Online Notary
• Support post-closing coordination when necessary
Qualifications
• Minimum 3 years of real estate settlement processing experience
• Experience handling Virginia and/or Maryland real estate transactions
• Strong understanding of the real estate closing process from contract to closing
• Exceptional attention to detail and organizational skills
• Ability to prioritize and manage multiple files simultaneously
• Strong written and verbal communication skills
• Customer-service oriented with a professional and polished demeanor
• Ability to problem solve and think resourcefully in a deadline-driven environment
• Experience with Qualia settlement software is a plus

Settlement Agent/Real Estate Attorney
Vesta Settlements is seeking an experienced Settlement Agent or Real Estate Settlement Attorney to join our team. This role is ideal for a licensed professional with strong legal and transactional knowledge who also enjoys building relationships with real estate professionals and guiding clients through one of the most important financial transactions of their lives.

The Settlement Agent plays a key role in delivering that experience by leading closings with confidence, ensuring compliance, and serving as a trusted resource for agents, lenders, and clients throughout the transaction process. The ideal candidate is detail-oriented, organized, and able to manage multiple files while maintaining clear communication with all parties involved in the transaction.

Key Responsibilities
Responsibilities include, but are not limited to:
• Conduct residential real estate settlements and closings
• Review purchase agreements, title commitments, surveys, and all closing documentation
• Ensure compliance with applicable laws and regulations, as well as lender requirements
• Clearly explain closing documents and settlement statements to buyers and sellers
• Communicate with real estate agents, lenders, attorneys, clients, and any other necessary parties throughout the transaction
• Address title issues and assist in resolving questions or concerns prior to closing
• Prepare, or assist with preparation, any documentation necessary for closing
• Provide guidance to processors and internal staff regarding transaction requirements
• Assist with file review to ensure completeness and accuracy prior to settlement
• Maintain strong professional relationships with industry partners to support business retention and growth
• Represent Vesta Settlements with professionalism and strong brand awareness in the local real estate community
• Support office initiatives, projects, and team collaboration as needed
Qualifications
• Licensed Real Estate Settlement Attorney or Licensed Title Agent
• Minimum of 3 years experience in real estate title and settlement services
• Strong understanding of real estate contracts, title commitments, surveys, closing documents, and procedures
• Experience conducting residential real estate closings
• Excellent communication and interpersonal skills
• Ability to manage multiple files in a fast-paced, deadline-driven environment
• Strong attention to detail and organizational skills
• Ability to build and maintain professional relationships with real estate partners
• Experience with Qualia settlement software is a plus

Post-Closing Specialist
Vesta Settlements is seeking an experienced Post-Closing Specialist to join our team. This role is critical to ensuring each real estate transaction is finalized accurately, efficiently, and in compliance with all regulatory and lender requirements.
The ideal candidate will possess strong organizational skills, a high level of attention to detail, and the ability to manage multiple files while meeting strict deadlines. This position requires a thorough understanding of the closing process and the ability to coordinate with lenders, title agents, and internal team members to ensure files are properly completed after settlement.
At Vesta, exceptional service extends beyond the closing table. The Post-Closing Specialist plays a key role in ensuring every transaction is completed smoothly and accurately from post-settlement through final recordation.

Responsibilities include, but are not limited to:
• Manage files from post-settlement through final completion and archival
• Coordinate recordation of documents with appropriate jurisdictions
• Submit and track electronic recordings (e-recording)
• Initiate and manage wires and disbursements, including printing and distributing checks
• Obtain and verify funding authorization from lenders
• Confirm files are balanced and compliant prior to disbursement
• Track and manage post-closing conditions and outstanding items
• Resolve escrow discrepancies and funding issues
• Maintain accurate records and documentation within the settlement software
• Communicate effectively with lenders, agents, attorneys, and clients to resolve post-closing questions or conditions
• Monitor and ensure compliance with multiple state recording and funding timeframes
• Work closely with settlement agents, processors, and accounting staff to finalize files
• Ensure completed files are properly organized and archived
Qualifications
• 3+ years of real estate post-closing experience
• Strong knowledge of title, loan, and settlement documents and procedures
• Experience handling Virginia and Maryland real estate transactions
• Familiarity with document recordation and e-recording systems
• Excellent organizational and time management skills
• Ability to work in a fast-paced, deadline-driven environment
• Strong communication skills and ability to coordinate with lenders and internal teams
• High level of accuracy and attention to detail
• Experience with Qualia settlement software preferred
